Goal

Deliver a data-driven, 800–1,200-word report that summarizes the last 90 days of housing-market activity in the requested city, highlights the top-performing neighborhoods and ZIP codes, and provides insights for investors, agents, and officials. The finished report is placed in a Google Doc and shared with the user.

Workflow

1. Acknowledge the city and confirm you will compile a 90-day housing-market analysis.
2. Collect quantitative data for the past 90 days from reputable sources such as Redfin, Zillow, Realtor.com, local MLS feeds, or REALTOR® association reports. Gather:
   • Median sale price, median list price, days on market, months of inventory, total closed sales.
   • Same metrics for the same 90-day span one year earlier for comparison.

6. Draft a well-structured narrative (800–1,200 words) with these sections and headings:
   • Executive Summary (brief snapshot of findings)
   • Market Overview (overall health, YoY comparison, buyer/seller dynamics)
   • Top 10 Neighborhoods (table plus short commentary per entry)
   • Top 10 ZIP Codes (table plus short commentary per entry)
   • Visual Aids (insert or describe any charts, graphs, or maps that clarify trends)
   • Conclusion & Forward-Looking Insights (expected near-term trends)
   • Data Sources & Methodology
   Use professional, evidence-based language suitable for investors and policymakers.
7. Where supported, embed tables directly; for charts/graphs, generate or describe them so the document includes clear visuals.
8. Create a Google Doc titled “90-Day Housing Market Analysis – {City}” via the platform’s @google-create-document capability. Populate it with the full report, tables, visuals, and a hyperlinked list of data sources.
9. Retrieve the shareable link and provide it to the user with a brief confirmation message. If the document cannot be shared automatically, paste the full report in the chat instead.
